Getting to know Sun City West
According to the community's official history, the Del Webb Corporation developed Sun City West between 1978 and 1997, west of the original Sun City. It was designed around active-adult living, with homes and recreation facilities forming the foundation of community life.
For today's buyers, that means comparing established properties with different floor plans, updates, and ownership histories. The right fit can depend on the home's condition and layout as much as its position within the community.
Four recreation centers and a broad range of activities
The Recreation Centers of Sun City West identifies four centers: Beardsley, Kuentz, Palm Ridge, and R.H. Johnson. Together with the community's golf facilities, they offer different starting points for exploring recreation and social activities.
The association lists seven golf courses, more than 90 chartered clubs, swimming, fitness facilities, pickleball, bowling, a private library, theater, concerts, and events. Explore the programs that interest you, and check current membership arrangements, facility access, schedules, and separate activity charges. Facility tours can be a useful part of getting to know the community.
Comparing Sun City West homes
Begin with how you want the home to function. Consider the size of the living areas, guest space, storage, parking, outdoor seating, and the amount of upkeep you want to manage. If accessibility or a particular layout matters, confirm the actual features of each home.
During tours, separate cosmetic updates from major maintenance. Review the age and condition of the air conditioning, roof, windows, and other systems with the appropriate professionals. A larger home, a different lot, or a different level of renovation can change both the purchase comparison and the ongoing budget.
Community rules, membership, and fees
Sun City West's CC&R Department publishes age restrictions for single-family residences requiring at least one occupant to be 55 or older and restricting residency by people under 19. Obtain the recorded documents for the property and ask the department about the requirements relevant to your plans.
Also confirm the recreation membership arrangements, fees due when ownership changes, annual charges, and any separate property-association dues. Budget for the home's taxes, insurance, utilities, maintenance, and the activities you expect to use. The community's membership FAQ distinguishes the recreation association from the broader Sun City West community, so verify the exact property's arrangements rather than rely on its mailing address alone.
Sun City and Sun City West: Recreation Membership and Fees
Sun City and Sun City West are separate communities with their own recreation facilities, memberships and budgets. Although both offer pools, fitness facilities, golf, clubs and social activities, membership in one does not automatically provide access to the other.
Sun City has eight recreation centers. Its 2026 annual recreation assessment is $680 per property, with up to two membership cards available to qualifying owners. This differs from Sun City West, which charges annual membership dues per person.
Buyers in Sun City generally pay a $4,000 Preservation and Improvement Fee plus a $1,500 Capital Improvement Fee, totaling $5,500, in addition to applicable transfer and recording fees. These funds support Sun City’s own facilities.
When comparing communities, consider the total cost for everyone in your household and the activities you want to enjoy. Golf, certain activities and individual club memberships may cost extra.
Fee information checked October 2026. Confirm current fees and membership eligibility for the property before purchasing.

Planning everyday life in Sun City West
Use the destinations that shape your week to compare locations: recreation, shopping, appointments, dining, and visits with friends or family. Check the actual routes from each property. If you expect regular visitors, review guest access and family-swim policies for the facilities you would use.
For a seasonal move, also consider who will check the home while you are away, the maintenance you want to handle, and any applicable property rules. Those practical details can help narrow a shortlist early.
Common questions about Sun City West
Is Sun City West the same community as Sun City?
No. They are neighboring communities with separate recreation organizations and their own facilities, membership arrangements, and property requirements. Touring both can help you compare the homes and activities that fit your plans.
Does a golf-course location include golf privileges?
Confirm golf access, booking arrangements, and current charges with the recreation association. A home's location or view should not be treated as a substitute for written membership information.
